46 EAST CHURCH ROAD, ELKINS PARK, PA

Overview:

Stone Bridge invested in the acquisition and redevelopment of 46 East Church Road, a single tenant property located in Elkins Park, PA which is just outside of Philadelphia.  The property totals 57,080 rentable square feet and is 100% leased to Sofive.

Sofive is a chain of five vs five soccer facilities.  This is their second location, and the first to feature both indoor and outdoor fields. Sofive caters both to the youth soccer market as well as the adult soccer market.

Stone Bridge partnered with Marcus Associates to purchase the building,  which had been used as a tennis facility. Together we got the soccer use approved by the town, which proved to be a lengthy process.  We then renovated the property, which included adding substantially to the parking, resurfacing the roof and replacing a failing retaining wall.

We were attracted to the site due to tremendous population density in the area, and the relative scarcity of  other sites used for indoor recreation.
