Careful selection and increasing demand for industrial properties has benefited the firm’s investments. The firm has taken measured risk in the sector and has been rewarded with strong performance to date. Stone Bridge continues to seek well located properties with strong tenants at appropriate pricing.
Stone Bridge’s industrial investment strategy is to develop a steady stream of current income from a diverse set of well leased and located properties across the eastern half of the United States. Our firm primarily targets net leased industrial properties, with a bias towards purchasing at below replacement cost and with tenant rent levels that could be replicated in the market.
Stone Bridge has been a net seller in the industrial market in recent years. We have taken the gains that resulted from investing early and prudently in the current industrial cycle. The current industrial portfolio totals approximately 1.25 million square feet across a dozen properties.

Stone Bridge has partnered with Alexander Summer LLC. Alexander Summer LLC traces its history to 1922, when Olga von Summer became one of New Jersey’s first licensed female real estate brokers. In 1933 her son, Alexander von Summer, established the Alexander Summer Company. For over eight decades, the company has enjoyed success in many areas of real estate, from its start in residential real estate to land acquisitions, brokerage and commercial property and asset management, as well as residential and commercial development. Today, the firm remains family-owned and provides a full range of real estate services. Alexander Summer LLC manages commercial properties for several income-oriented investment funds alongside Stone Bridge as well as for external clients.
